A recent survey by Zillow uncovered several common misconceptions homeowners have when preparing to sell. The good news? These mistakes are easy to avoid once you know what to look for. 

Mistake #1: Overspending on Renovations 

Many homeowners assume a major renovation-like adding a room or gutting the kitchen-will deliver the biggest return. Not necessarily. Strategic, lower-cost updates like fresh paint, improved landscaping, and thoughtful staging often provide a better payoff and make a stronger first impression for buyers. Mistake #2: Forgetting About "Screen Appeal" 

Yes, curb appeal still matters - a lot. But these days buyers usually meet your home online first. In other words, your home's online debut matters just as much as the front yard, so don't tolerate an agent that wants to take photos with their iPhone. 

Mistake #3: Underestimating the Importance of Condition

Yes, the current market favors sellers, but that doesn't mean anything goes! Condition, cleanliness and attention to detail matter. Declutter, clean, and if necessary, hire a stager so your home shows well online and in person and price accordingly. 

Mistake #4: Playing Fast and Loose with Disclosures

This one can get expensive quickly. Failing to disclose known issues like water damage or pests can lead to legal headaches long after closing. Honesty really is the best policy here.
